Easement dedication

An easement can be a dedication or an offer of dedication on a subdivision map and by a separate instrument. The separate instrument must be accompanied by a legal description titled Exhibit “A” and a plat titled Exhibit “B”. The easements are for the construction of public facilities associated with a development project, the types of easements are for public street, public sewer, public water, public storm drain, traffic signal, etc.  The Exhibits must be prepared, signed, dated, and stamped by a licensed Land Surveyor or a Civil Engineer authorized to practice land surveying in the State of California.

 

Initial submittal documents:

  1.  Legal description and plat.
  2.  A title report current within 60 days.
  3.  A copy of each document referenced in the exhibits such as deeds, records of survey, parcel map, etc.
  4.  Improvement plan associated with the easement.
  5.  Initial review fee payment.
