Santa Ana City Manager Kristine Ridge has signed an executive order extending until Sept. 30, 2020, the moratorium on evictions due to non-payment of rent by residential and commercial tenants impacted by COVID-19.
The executive order is subject to Gov. Gavin Newsom’s extended Executive Order N-66-20 that authorizes local governments to impose such eviction moratoriums through Sept. 30. The City’s moratorium will be automatically shortened or extended if the Governor extends the date allowed by his executive order or ends it.
The Santa Ana City Council declared a local emergency on March 17 and City Manager Ridge ordered the moratorium on evictions on March 19. It has been extended several times.
Tenants are required to notify their landlord of their inability to pay rent in order to receive protections under the moratorium.
The eviction moratorium does not relieve affected tenants of their responsibility to pay rent or for any unpaid rent during the moratorium. Once the moratorium is over, a landlord may collect any unpaid rent, but may not charge late fees. Tenants will have up to six months following the expiration of the local emergency to repay any back rent due.
